I’ve owned a manufacture house & I now live in a stick built house & one thing for sure is manufacture home is layed out better, they utilize every square inch of living space.
My husband and I are going to sell our house and purchase a double wide. It will be beginning of next year as we have started the ground work.

Here’s what I did ! I bought a Double wide Manufactured Home put it on 1 3/4 acres poured a slab with rebar to attach to the Home when it arrived.
The rebar was welded to the bottom of the home. Total cost to me was 100,000 dollars financed in 1998. Sold in 2014 for 115,000 so I lived in it pretty much free..
There’s nothing wrong with living in these homes I loved mine.. This price Included the land.
Most of these are way overpriced. Cost per ft vs block homes I’ll buy a block home
I fear fire more than ANYTHING!! Mobile homes go UP in a second. And can’t get a mortgage, especially in California and Washington State.
Its the phrase “Mobile Home” that is the marketing problem….
When I was a kid we bought a new Champion Mobile home. 1974 model. It was inferior products. Kitchen cabinets were plastic! The hall floor looked like a roller coster before it was 1 year old. The dryer vented between the floor and a layer of plastic and buckled the particle wood!

I’ve ever in Trailers and mobile homes most of my life, and I can say there are (Many) differences between the two. Mobile homes are the house version of the trailer that was meant for workers who lived "on the job" back in the day of news paper delivery and phone booths. My mom and I lived in a original single wide trailer from ’76
I bought a manufactured home from Patriot homes in Shipshewana, IN 21 years ago. Not enough room here to describe pros and cons of a manufactured home. Worst part is no bank will honor a new mortgage on it. Claims it is a mobile home, i.e, on a steel frame, even though there are no wheels/axles on it and it is permanently installed on a basement. BEWARE of this unknown little fact.
Manufacturer home is the way to go if you can buy one instead of paying huge rental prices on apartments or half duplex housing. I will agree that they do come with some problems and that they are not perfect, but what don’t come with some problems these days. Everything today is mass produced and is built cheap and it’s not a secret that this is how things are and that we live in a throw away society… FYI …I lived in a manufactured home and yes I have had to do alot of things to it to make it even better than it was when it came off of the production line, but you know what, "I OWN IT" and the land it sets on. I decided a long time ago that I would live a simple life and not need more than i could handle or need. It will always be better than living in apartment that you’ll never own. I don’t know why you hate Manufacturer home so much Kristna Smalhorn or why you feel the need to talk bad about manufacturer home. To each their own but if if you want a safe, high quality abode, definite consider a manufactured home. I have seen many places: condos, half-plexus, one family houses, and manufactured homes.many of the manufactured homes are nicer than the others. You can go high on the appliances, more interesting on details, etc., and your house will be and look better than others, if status is your thing.
people like to follow societal norms! think for yourself and choose wiser options like this!

Years ago my aunt worked where they made manufactured homes. There were buckets of bubble gum everywhere. They were instructed to chew it and stick it in places where there were gaps, ect!! She worked there 1967-1971! Things are different now!

I live in a manufactured home I like it but I don’t like it , for one thing is I can’t get a mortgage to pay it off the banks and credit unions just will not give me any money on it I have excellent credit history and still nope .
In UK the situation is a little different. Virtually no manufactured homes are on private land, they are on sites. The issue is that most site owners are pretty unscrupulous and will force older homes off said site if they feel they want to see the site looking pristine, and at this point the home is worth £0 ! In the US if people have a plot of land and want to get a nice home on it for a reasonable price that sounds perfectly fine to me.

This is so informative. I try not to judge people by the type of homes they keep (or have any preconceived ideas about their character just because they cannot afford or have a regular home). Not too many people can afford to own a home in this country – that is why there are so many renters in the US. If it’s yours, it’s yours – no matter what it is. The only time I "judge" a person by their home is how they "keep" it. I feel ya on the roach situation in Louisiana – just like when I lived in Florida and really here in Eastern NC. But I am talking more about the big buggers – the palmetto and North American Cockroaches. My friend lives in a manufactured homes and never had a bug (maybe one or two after a big rain of course in FL), but there was a person living 2 "doors" down who kept trash and was a hoarder. Then a German cockroach infestation happened EVERYWHERE. Their place, my friend’s, the RV that was renting space there too. It took months to get rid of the problem for my friend and only after the person escaped in the middle of the night and their place was cleaned and sprayed.
A manufactured home is at least $140,000 these days. MANY people are choosing manufactured homes vs stick built homes, that’s why when ordering a home there is a wait list of at least 6 months. Idk what kind of homes you all are living in but the home we purchased has tile shower, granite counter tops, drywall, and 9’ ceilings, and I put it on land I own which makes the total value of my property over $195,000.
A lot of people are assuming they are made today how they were made in the 1960s or 70s. They have no clue about actual home building at all, and just repeat what they hear, from other clueless people. Manufactures home are NOT low priced, I have looked at several double section homes, that EASILY were equal to many "Site built" homes, and they were over $100,000.
Manufactured homes will be the wave of the future. The average person is being pushed out of the housing market and rental apartments have skyrocketed. People need affordable housing and mobile homes offer that. The problem many states and counties are that they require 5 acre lots for a manufactured home in order to compensate tax revenue. This pushes out the affordability of the many who seek affordable manufactured homes. It’s called discrimination…..”you can’t put that trailer next to my stick built Mercedes….you’ll bring down the value of my home.
Same plumbing to UPC standards. Same romex, outlet boxes, switches & recepts, light fixtures installed to the National Electric Code. Every home inspected at least once during construction. Typically these homes get more inspections than any site built. Want to know what happens to way too many site built inspections? The inspector is too over loaded and short handed so I’ve witnessed many inspectors drive up, sit in the car and do the paperwork. That doesn’t happen with manufactured housing.
All lies, because I went to purchase a manufactured home,and the price was $$$ priced so different between contractors it wasn’t funny,, and I know I can not trust anybody that works with manufacturered homes.
Been living in our manufactured home 26 years, have done upgrades. House is on quarter acre, two car garage, big basement, love it well insulated wood burning fireplace and it is ours, can’t beat it, very comfortable.
I tell you for a FACT after Hurricane Katrina because I took care of my 16 x 80 single wide manufactured home so well I sold it a few months after the storm the same price I bought it for 8 years before.

Manufactured homes do NOT appreciate in value. They constantly go down in value. Many times you can’t get a home loan on a manufactured home after a certain age. That’s why you see so many (owner will carry) because they can’t get a loan. If you want a home that will depreciate and will be difficult to sell then buy a manufactured home. These are the true facts whether it hurts your feelings or not.

Thing is, the Chevy, Cadillac and Mercedes all use the same materials structurally. Fit and finish might vary but the same lumber is used in floor, wall and roof construction. When someone says something about “stick” built vs manufactured home I always have to say, they’re all stick built. One is sight built, the other is manufactured. But they each use the same “sticks”. I worked as an inspector for the State of Oregon Building Codes Agency for ten years.

For me… It’s more attainable than a stick built home. Also, It’s going to be brand spanking new. Let’s not forget that I can pay it off in 15-20 yrs instead of 30yrs.

A car you sleep in? What an elitist attitude Dave Ramsey. We have a manufactured home at the Oregon coast a block from the beach. And btw the stick built home next to us just sold for $850k so we obviously aren’t bad for the property values.
My first home was a mobile probably manufactured in the 60s. It was great in that it was super affordable and much nicer than living in an apartment. As far as depreciation, if you don’t own the land, your home is personal property and depreciates like a car. But manufactured homes that I’ve seen are a far cry from my old mobile. And if they’re sited on your property, then like they say they are real estate and that is a different market. It all comes down to affordabilty (which manufactured homes are great for) and whether or not you own the land the home is sited on.
My sister bought her manufactured home in 2015 for $205,000 with an FHA loan, now the value of that house is over $350,000!!
This sounds a lot better than paying over 1K a month on an apartment
I am a licensed Home Inspector for the State of Alabama and I am also certified to inspect Manufactured Homes. If you are buying a pre-existing Mfg. Home, I highly recommend you have this inspected prior to closing. The most important aspect, is the initial installation. Properly installed Mfg Homes are less venerable to issues.

We went to look at a mobile home, one of the cheapest on the lot, sale price with, installation, skirting and steps was $67,000. My husband say down and did the math and we would be paying $120,000 total, after interest.
